No. We regularly represent buyers who complete entirely remotely. We handle viewings via video, coordinate power of attorney for signing, and manage the full process on your behalf.

Our fee is a single all-in 4% of the purchase price, agreed upfront — and it includes your NIE and all your legal and professional fees (lawyer, notary, gestoría), costs you would otherwise pay separately. You pay it in three parts. It begins with a €5,000 engagement fee when you sign with us — non-refundable, because it commissions your dedicated search and 30-day shortlist — and this is deducted from your 4%, not added to it. The remaining balance is then paid in two installments: one when you reserve the property and one at the signing of the Escritura. Taxes (ITP or IVA) and the Land Registry fee are set by the authorities and paid separately. We never take referral fees from sellers, agents, or lawyers — our only income is from you.

The listing agent is contracted by the seller — their commission grows with the price you pay. We hold no listings and take nothing from the sale side. Our fee is a single all-in 4% of the purchase price, paid by you and including all your legal costs — so our only incentive is to negotiate the strongest possible price on your behalf.
